The 17,427 m2ZEG complex consisted of several office buildings with warehouses and an underground car park. At the beginning of the technical due diligence, a team of specialist engineers and experts inspected the complex to determine the current condition of the buildings and identify major defects. In a short preliminary meeting, an intensive exchange of expertise took place with regard to fire protection, emission control, barrier-free access and contaminated waste, and numerous questions were discussed and answered. Overall, a large maintenance and repair backlog was identified for the structural facilities.
